I've talked myself hoarse from sharing the few strategies that I use and the basics on how to execute on those strategies.

There are many investment opportunities and investment strategies out there. Not all of them are suitable for you. But if you have large savings sitting in a GIC or a Savings Account wondering if you can I make more than that, the answer is yes.

That being the case, the next question that follows is "how risky". The simple answer to that is "more". So before you delve into the details of investing, you should first examine your situation and yourself to see if you have what it takes to take on this added risk. Here are some questions to ask yourself:

Do I have money to invest that I won't use for anything else?
To make a passive income, you have to have money invested the whole time. Call this seed money. Seed money isn't liquid. This means that you cannot just take it out anytime you want. You can take out your income you make off the seed money but the seed money itself should remain invested. The larger your seed money, the larger your potential to reduce your risk.

Am I temperamental?
Warren Buffet, one of the world's most respected investors, once said "Once you have ordinary intelligence, what you need is the temperament to control the urges that get other people into trouble in investing." From experience, I can say that when the economy looks really bad or really good, it's easy to make brash decisions that will bite you in the end. The more you have stomach for this, the less risky you will be to yourself.

If you don't fit the bill on these exploratory questions, it's best to stand pat with the GICs and Savings Accounts.

Customizing Blogger/Blogspot - Final touches

This is the final post of this series. The next steps are to:

hide the toolbar at the top

remove the dotted lines

close the margins between the panels

Hiding the toolbar is pretty easy. Just add this to the end of your b:skin section:

#navbar { display: none; }

Removing the dotted lines isn't too difficult either. We just have to reduce the dotted border width to 0 pixels. Simply look for all instances of the word dotted. If you see:
border: 1px dotted...
Change it to:
border: 0px dotted...
And if within the same block, you see:
border-width: 1px...;
Change it to:
border-width: 0px;

Lastly, closing the margins. This is trickier as you have to do this pretty much by trial and error. Go through all the sections and tweak the margins and paddings. For the sake of brevity, I will include my entire style section here:
body {
background:$bodyBgColor;
margin:0;
text-align:center;
line-height: 1.5em;
font:x-small Trebuchet MS, Verdana, Arial, Sans-serif;
color:$mainTextColor;
font-size/* */:/**/small;
font-size: /**/small;
}

/* Page Structure
----------------------------------------------- */
/* The images which help create rounded corners depend on the
following widths and measurements. If you want to change
these measurements, the images will also need to change.
*/
#outer-wrapper {
width:1000px;
margin:0 auto;
text-align:$startSide;
font: $bodyFont;
background: $topSidebarBgColor;
}
#main-wrap1 {
width:700px;
float:$startSide;
background:$mainBgColor;
margin:0;
padding:15px 0 10px;
color:$mainTextColor;
font-size:97%;
line-height:1.5em;
word-wrap: break-word;
overflow: hidden; scheme='http://www.blogger.com/atom/ns#' term='Technology'/>
Customizing Blogger/Blogspot - Changing the Banner

OK. Now my blog really looks like a canned template. Let's try to at least change the banner from the plain colour to the awesome stock photo I downloaded from Stock Exchange. So follow along as I think out loud:

First, I need to crop the photo to the dimensions I want: 1000px by 300px. So I did that with my photo editor.

Now, I need a place to host my photo. I'll use the same place where blogger puts all my photos for my blog posts - Picasa Web.

Once in Picasa, I add the photo to the e.Guidebook album. Once uploaded, I view it and right click on the photo to obtain the URL for the photo.

Once you have that, simply replace the Blog Header section:

/* Blog Header
----------------------------------------------- */
#header-wrapper {
background:$titleBgColor;
margin-top:0px;
margin-$endSide:0;
margin-bottom:0;
margin-$startSide:0;
padding-top:0;
padding-$endSide:0;
padding-bottom:0;
padding-$startSide:0;
color:$titleTextColor;

}
#header {
padding:0; margin: 0;
height: 300px; width: 1000px;
background: url('PUT YOUR IMAGE URL HERE') no-repeat left top;
}
#header h1 {
margin:0;
padding:90px 500px 30px 30px;
line-height:1.2em;
font: $pageTitleFont;
}
#header a,
#header a:visited {
text-decoration:none;
color: $titleTextColor;
}
#header .description {
margin:0;
padding: 5px 500px 10px 30px;
line-height:1.5em;
font: $descriptionFont;
}

Then we need to change the color of the title. This is stored in a variable called titleTextColor. I replaced it with a dark gray but you can choose your own color:

variable name="titleTextColor" description="Blog Title Color" type="color"
default="#fff" value="#333333"

Customizing Blogger/Blogspot - Your Own Template

Now that we know what you want your blog to look like, we can start working on the Blogger template. For the benefit of readers just picking up on this series, we are trying to personalize the look of the e.Guidebook blog. Here's a before/after visualization:

To make things easier for myself, I will modify an existing template rather than creating one from scratch. From the Layout tab, click on Pick New Template. Choose a template that matches your desired layout most closely. For me, I'm going with Minima which looks like this:

Now, the dimensions of this layout isn't quite what I visualized. I wanted a center panel that was 1000 pixels (px) wide. Minima is 740px. So let's change that.

From the Layout tab, click on Edit HTML. Yes. I am going to edit the code. Don't be scared. If anything goes wrong, I can always go back and pick Minima and join the all-look-same crowd.

Now, I'll copy all the code in the text box and paste it into Notepad so I have a working copy of the code. Need to remember to save this file frequently.

Oh good, the code looks very tidy. I like Minima.

Now, to change the width to 1000px. I change the part of the code called #outer-wrapper:

#outer-wrapper {
<strike style="color: rgb(255, 0, 0);">width:740px;</strike>
width:1000px;
margin:0 auto;
text-align:$startSide;
font: $bodyFont;
}

Hmm... it looks terrible. Let's widen the other 2 panels as well. I want the blog content panel to be 700px wide and the widgets panel to be 300px. Change the widths of the following sections of code:

#main-wrap1 {
width:700px;
float:$startSide;
background:$mainBgColor
url("http://www1.blogblog.com/rounders/corners_main_bot.gif") no-repeat

...
#sidebar-wrap {
  width:300px;
float:$endSide;
margin:15px 0 0;
font-size:97%;
line-height:1.5em;
word-wrap: break-word; /* fix for long text breaking sidebar float in IE */
overflow: hidden; /* fix for long non-text content breaking IE sidebar float */
}

OK, now the panels look like they are the right widths, but the blog content isn't using the full width. There are 3 widths to change to fix this. I will use a blog content width of 680px so that there's a 20px margin on the right edge.

#main {
background:url("http://www.blogblog.com/rounders/rails_main.gif")
repeat-y $startSide;
padding:0;
  width:680px;
}

.main .widget {
margin-top: 4px;
  width: 680px;
padding: 0 13px;
}

.main .Blog {
margin: 0;
padding: 0;
  width: 680px;
}

Much better. Let's now get rid of all those rounded corners. Those are actually images strategically positioned. So just look search the code for all instances of ".gif" and you can easily find all the corners. There is a vertical line going down the main section. Those are called rails and they are images too. So as you go through looking for all the GIFs, you can start removing anything that looks like corners and rails. Here's what I found:

#main-wrap1 {
width:700px;
float:$startSide;
background:$mainBgColor <strike style="color: rgb(255, 0, 0);">url("http://www1.blogblog.com/rounders/corners_main_bot.gif")
no-repeat $startSide bottom</strike>;
margin:15px 0 0;
padding:0 0 10px;
color:$mainTextColor;
font-size:97%;
line-height:1.5em;
word-wrap: break-word; /* fix for long text breaking sidebar float in IE */
overflow: hidden; /* fix for long non-text content breaking IE sidebar float */
}

#main-wrap2 {
float:$startSide;
width:100%;
<strike style="color: rgb(255, 0, 0);">background:url("http://www1.blogblog.com/rounders/corners_main_top.gif")
no-repeat $startSide top;</strike>
padding:10px 0 0;
}
#main {
<strike style="color: rgb(255, 0, 0);">background:url("http://www.blogblog.com/rounders/rails_main.gif")
repeat-y $startSide;</strike>
padding:0;
width:680px;
}

#header-wrapper {
background:$titleBgColor <strike style="color: rgb(255, 0, 0);">url("http://www2.blogblog.com/rounders/corners_cap_top.gif")
no-repeat $startSide top</strike>;
margin-top:22px;
margin-$endSide:0;
margin-bottom:0;
margin-$startSide:0;
padding-top:8px;
padding-$endSide:0;
padding-bottom:0;
padding-$startSide:0;
color:$titleTextColor;
}

#header {
<strike style="color: rgb(255, 0, 0);">background:url("http://www.blogblog.com/rounders/corners_cap_bot.gif")
no-repeat $startSide bottom;</strike>
padding:0 15px 8px;
}

#sidebartop-wrap {
background:$topSidebarBgColor <strike style="color: rgb(255, 0, 0);">url("http://www.blogblog.com/rounders/corners_prof_bot.gif")
no-repeat $startSide bottom</strike>;
margin:0px 0px 15px;
padding:0px 0px 10px;
color:$topSidebarTextColor;
}

#sidebartop-wrap2 {
<strike style="color: rgb(255, 0, 0);">background:url("http://www2.blogblog.com/rounders/corners_prof_top.gif")
no-repeat $startSide top;</strike>
padding: 10px 0 0;
margin:0;
border-width:0;
}

#sidebarbottom-wrap1 {
background:$mainBgColor <strike style="color: rgb(255, 0, 0);">url("http://www.blogblog.com/rounders/corners_side_top.gif")
no-repeat $startSide top</strike>;
margin:0 0 15px;
padding:10px 0 0;
color: $mainTextColor;
}

#sidebarbottom-wrap2 {
<strike style="color: rgb(255, 0, 0);">background:url("http://www1.blogblog.com/rounders/corners_side_bot.gif")
no-repeat $startSide bottom;</strike>
padding:0 0 8px;
}

#footer-wrap2 {
background:$titleBgColor <strike style="color: rgb(255, 0, 0);">url("http://www2.blogblog.com/rounders/corners_cap_top.gif")
no-repeat $startSide top</strike>;
color:$titleTextColor;
}

#footer {
<strike style="color: rgb(255, 0, 0);">background:url("http://www.blogblog.com/rounders/corners_cap_bot.gif")
no-repeat $startSide bottom;</strike>
padding:8px 15px;
}

Voila! At time of writing, even this blog suffers from the "all-look-same" problem that comes with choosing from a small set of templates. I want to personalize the look of my blog and I'd love to take you along for the journey so you can do it too.

Recently, I've been experimenting with several different blog engines for my church's use. Along the way, I noticed that Blogger (or Blogspot), is now offering a very flexible way to customize said look & feel.

So from a visual perspective, here's what our blog looks like now (left) and my vision of how I want it to look like (right):

Therein lies the first step to customizing. Have a vision for how you would like your blog to look like. Design a layout you like respecting the fact that you still must have an area for blog posts and an area for widgets. Feel free to draw inspiration from other sites. Take a peek inside my thought process:

The blog area is way too narrow - I'd like to widen it. I don't want to use the full width of the page because I like the look of "side curtains". So maybe I could expand the content panel from 765 pixels to 1000 pixels and give most of that room to the blog posts.

My wife likes blue. A litte bit of a cold colour but tranquil. I think I will use different shades of blue for my site. And I'll use black for the side curtains - makes the page "pop" more.

I'd like to have a big banner photo at the top of the page. If only I had some photography skills like Lloyd at Night & Day or Laura Hana, I could take my own photo. Oooh! found a nice free stock photo at Stock Exchange. And it's mainly blue which goes well with my colour scheme.

Hmm, I think a 2 column layout like the way I have it now is ok. I still want all the posts to be on the left and all the widgets on the right.

Right, now let me mock this up on Corel Photo-Paint (or CorelDraw, or Adobe Illustrator, or Adobe Photoshop, or whatever design tools you prefer). I grew up on Photo-Paint so I'm sticking with what's familiar.

Oh yes, I'd like to get rid of that navigation bar/tool bar, if possible.

So go ahead and try it. If you like, post your designs somewhere (flickr, picasa, etc..) and share it with us.

Fix for the BOB Revolution stroller slouching problem

We just got a BOB Revolution stroller off craigslist and it's a great stroller - lightweight and very agile. We read reviews on this stroller prior to getting it so we knew that along with its strenghts, there is a slouching problem when babies are sat in the upright position in this stroller.

We have a 6-month old son and when he sits in the BOB, sure enough, he slouches. The problem is that the seat back is made of a pretty soft material. The red strap that is supposed to support the mid back is up near his shoulders. Hence, his back sags into the seat causing the slouch.

The fix is to place another strap around the lower back of the seat to provide a lumbar support. See the first photo. I added the black strap that goes below the red strap. You can buy any luggage strap that's long enough.

The tricky part is to loop the strap to the chassis in such a way that it doesn't impede the collapse mechanism of the stroller. See the 2nd photo. Notice how the straps loop outside the hydraulic arm and onto the chassis.

Try it out and let me know how if you find this fix helpful.

Back Up Your Files

I've seen one too many dead hard drives lately and every time someone loses some really important data. So if you haven't had this happen to you yet, I seriously urge you to *please* backup your data. And by backing up, I don't mean copying it to your flash drive/external hard drive and erasing it off your computer. Your flash drive/external hard drive are just as likely to malfunction as the drive on your computer (some may argue that they are more likely to malfunction).

How do I backup my data?

There are a few good options you can choose from.

External hard drive backup solution - some come with backup software that makes it easy for you to pre-configure which folders/files you want to back up and it does so automatically. If you find one that has RAID functionality, I highly recommend that. RAID allows you to mirror your data on 2 drives. Trust me, the data is worth more than the drives so it's worth it for the added peace of mind. Pros: backups are relatively fast. Cons: if your house burns down, your external hard drive typically burns down with it.

Online backup solution - there are many online backup solutions available on the market. The one I use is mozy.com and it's pretty easy to use and fairly inexpensive. With this service, your files are typically encrypted and then sent to a data center with proper equipment to keep your data safe. Pros: even if your house burns down, your data is still safe. Cons: typically slow to back up your data as you have to send info over the internet to a data center.

If you choose neither of the above, then at the very least, please make sure your computer is configured to do RAID mirroring.

Using Money to Make Money II

Finally, this is the conclusion from a previous blog on making money with money. Sorry about the wait.

After a series of mishaps with the lender, the lawyer and the broker, I finally got the mortgage arrangement I wanted. I extended my amortization by about 10 years and was able to pocket a cool sum while paying the same P&I each month.

On top of that, my home value went up and I was able to roll the additional equity as a line of credit.

Now I've some investment money at a pretty good rate of < 5%. The next thing is to find investment opportunities where I could comfortably beat 5% as a return on investment. I was toying with the idea of real estate for the longest time but eventually opted not to do real estate for 2 main reasons.

It didn't leave me much cash for a rainy day.

Based on my calculations, the rental ROI for a downtown property only allowed me to break even.

I have a simplistic way of calculating ROI for rentals:

100% * (Expected Monthly Rent * 11 / Price You Paid for the Property) - Expected Annual Expenses

Expected Monthly Rent is how much you can reasonably charge for your property in order to minimize your likelihood of vacancy. You multiply by 11 because chances are if you get a vacancy, it'll take you 1 month to fill it.

Price You Paid for the Property is exactly that.

Expected Annual Expenses should include things like repairs, maintenance fees, utilities, taxes and cost of borrowing.

I ended up investing half the sum I had in stocks and was able to break even within a couple of months.

How I Lost Weight

Before I begin my rant, I just want to warn that weight loss in itself shouldn't be a goal. It is better to adjust your goals to become more healthy - weight loss simply is a side effect of healthier living.

I was starting to get pretty out of shape round about 2 years ago. As a result I was about 15lbs overweight. In order to try to get back to a healthier lifestyle, I started to run 2 miles 3 times a week to see if I could get back in shape and lose some pounds. I also cut out my intake of soft drinks and sweets. This used to work wonders back when I was a teenager and even into my 20s. Exercise and better eating. A great starter combination toward healthier living.

But somehow, now in my 30s, the running sans-pop lifestyle didn't seem to do the trick. Net weight loss... zero. So now what? Well, it so happens my wife was put on a restrictive diet by her doctor due to allergy complications at around the same time. In support of her, I followed the same eating instructions. Lo and behold, it worked. I lost the 15lbs.

So what was the difference in what I ate before and what I now eat?

I'd say the biggest difference is in the amount of rice. I used to eat roughly a cup of rice per meal. It's now down to a quarter cup. To put that in perspective, it's about 3 spoonfuls. Yep. 3. The amount of meats I eat seems to have doubled. Roughly 6 - 8oz. That's about the size of a steak or two chicken legs. Lastly, way way way more veggies than I've ever eaten. Sorry, no dressing.

The first 10 days or so made me feel hungry all the time. Strangely though, I didn't feel tired or lacking in energy. I still played hockey on a regular basis and wasn't worse for wear. After the 10 days, I got used to the new amount I was eating. Seems my stomach must've shrunk cuz now I felt full way more quickly than before.

One last notable thing. I vary the foods from meal to meal to make sure I get an assortment of nutrients. I also take a multi-vitamin supplement.

At the end of the day, it still boils down to exercise and better eating habits. So much has changed, yet so much has stayed the same.

Caring for the Elderly

As the baby-boomer population ages, caring for the elderly becomes a more useful skill to have. I don't profess to be an expert on this but I read a great article about this very topic. The author summarizes the basic parts of providing care for the elderly to be:

Provide a home

Offer legal help and support

Help with financial responsibilities

Arrange resident nursing care

Deal with mental health and medical issues related to aging such as dementia, Alzheimer's, etc.

Meet their socialization needs

Help the elderly make decisions, including those about dying, i.e. living wills, durable powers of attorney, etc.

This is a useful list but I think I'd like to add one more thing - quality of life. Now for the most part, we're talking about caring for a loved-one. For these dear people, surely we would want to provide them the most dignified and fun environment to live in spite of their challenges. This means providing an environment that not only provides food and medical care, but also an element of relationships and recreational activities.

Is Shopping over Wi-Fi Safe?

It's very commonplace to see Wi-Fi hot spots in airports and coffee shops throughout North America, but it's even more common to see them in our homes. Many Internet providers are now bundling wireless access points with their service. The broadening availability of wireless internet access raises a very good question: Just how safe is it to surf wirelessly?

As you might have guessed, the answer is "it depends". You'll need to understand a little bit more about Wi-Fi to determine when it's safe to make those Paypal purchases over Wi-Fi.

Wi-Fi is intended to be a cordless substitute connection for computer networks to replace physical network cables. But in order to be a good substitute, Wi-Fi needs to provide the same functionality as a regular network cable. You may find some of these functions rather trivial but they cannot be overlooked. The assumption is that if you trust using physical network cables for your online shopping, then if Wi-Fi can provide all of the same functionality, you should be able to trust it as well.

Here are the functions that a regular network cable provides:

Signal Connectivity - when you plug a copper wire between computers, you establish an electrical conductive path between them. This path allows the computers to send signals back and forth in the form of electric pulses. Wi-Fi accomplishes this by sending radio waves. Computers can signal to each other using radio signals as a substitute for electric pulses over a wire.

Point-to-Point Connectivity - a cable has the property of having 2 ends. That means that signals sent at one end of the cable has only one intended recipient - the other end of the cable. The signal is not easily tapped by a 3rd party because of this property. Radio signals, however, do not have this characteristic. When a machine sends out a radio signal, every other machine within an "ear shot" can "hear" that signal. This is what we call a broadcasting signal. Wi-Fi gets around this by employing an addressing system. Many machines may "hear" the signals, but only one machine that recognizes the destination address as its own identifier will "receive" the signal. The other machines are supposed to ignore the signal based on an honour system.

Cross Signal Protection - if you have 2 separate networks, A and B that are connected internally by wires but are not connected to each other, then the communications within network A will never be heard by network B and vice-versa. In Wi-Fi though, this is a problem. Network A and Network B can hear each others conversations as long as they are within "ear-shot". Wi-Fi implements a network identifier called SSID to get around this. In this example, machines in Network A are configured to listen to the SSID of Network A, while Network B machines are configured to listen to the SSID of Network B. Even though machines in Network B may hear signals from machines in Network A, it will ignore them since they are not configured to listen to that SSID. Once again, this is based on an honour system. SSIDs are mandatory for Wi-Fi access points.

Access Security - when you plug a wire into a computer, you're only able to do it if you have physical access to the computer and the wire. If you don't have physical access, you won't be able to plug it. In Wi-Fi, access security is implemented using some kind of a password (you'll see it as WEP, PSK, etc. on your wireless access point). This feature is optional in Wi-Fi.

Data Transfer Security - To tap the signal from a cable, a deviant literally has to gain physical access to it to make a fork in the cable. Then he/she has to connect the forked cable to a tapping device which can't be too easily done given that you can just follow the wire to find the crook. In Wi-Fi however, tapping is easily done and since addressing is generally done based on an honour system, another mechanism needs to be put in place to ensure that even if the signal is tapped, it is indecipherable. To accomplish this, Wi-Fi employs an encryption mechanism for all transferred data. The password that was used for access security is re-used for this purpose and acts as an encryption key. Encryption works based on probability. The stronger the encryption, the less probable it is for an intruder to decrypt the signals. This feature is optional in Wi-Fi.

So "it depends". As you can see, a couple of the security functions of a physical network cable is only optionally available in Wi-Fi. Unless the password and encryption features are used, Wi-Fi is not a good substitute for physical cables. But if they are used, then Wi-Fi is a decent substitute for physical cables.

Two final caveats...

I mentioned earlier that encryption is based on probability. You may have seen things like 64, 128, or 256 bit encryption. This is a measure of the encryption strength. The higher that number, the less likely it is for anyone to decrypt an encrypted message in their lifetime. That's also the reason why websites ask you to have long passwords. The longer the password, the harder it is to guess.

Lastly, encryption comes with a price. There is a processing overhead with having to encrypt and decrypt signals flying back and forth. So, you will notice that your internet connection runs slower over Wi-Fi when you turn on WEP or PSK. That's a trade-off worth taking.

Cultural Gap

Here in Canada, immigration has been the source of her talent pool in the midst of what would otherwise be a negative population growth. So it is quite commonplace to find cultural barriers here particularly in the major city centres.

The cultural bridges that are now being forged in communities are, however, just a reflection of smaller cultural rifts that are brewing in immigrant homes throughout the country. This is commonly referred to as the "cultural gap" and is oft experienced between children and their immigrant parents - "generational gap".

For immigrant parents, the tendency is to rely on what you are familiar with and draw from the experiences of your own upbringing. This often comes with a set of rules and obligations that are culturally based. It important, however, to realize that your children will be living their lives in the new country now. Holding them to foreign cultural requirements while they adapt to their new cultural environment will put a strain on them. So as much as possible, try to be as flexible without compromising your core values.

For immigrant children, the tendency is to struggle between your parents expectations and those of your surroundings - friends, media, etc. It is important to remember first and foremost that your parents do love you and that they want what's best for you. Be understanding to the fact that there are no parenting manuals and they are relying on what they know based on how they were raised. Ultimately though, you will live in the new culture. Take what is good that you can learn out of your parents teaching and incorporate it into your own cultural makeup. The resulting blend is unique and amazing because it somehow can co-exist in either culture.

Work-Life Balance

This has been an illusive goal for many Canadians. In a climate where our workforce is dwindling as retirement numbers ramp up, it's the guys that are left working who are picking up the slack. In turn, work-life balance for those left behind tips in favour of... well, work.

If you're in your youth, however, and assuming you're unmarried, it's not a bad time to focus a little bit more on career. This is the only time of your life where you can really build up a little nest egg and take advantage of the fact that you are not tied down. The demand for resources are so high that there's lots of opportunities to grow quickly in your career.

Once you've started a family though, priorities change. That's when most people start thinking more about life and less about work. But if you're a career-driven person for life, you need to find a partner who can support that.

In the end though, it seems that the balance lies in the fact that your early years are dominated by work and your later years are dominated by life. Guess that is balance... in a sense.

Using Money to Make Money

As I'm planning to have a family soon, I've been contemplating for the past few months how I can work less and make more. It's not greed. I just want to be able to make free time so I can be with my children in their formative years. I've oft heard of how one should use money to make money but was never sure how to go about doing that - until recently.

So this is the beginning of a work-in-progress plan that my wife and I have on using our money to make money. I'll try to update on our progress as you may be able to benefit from our experience.

To provide context, this plan would work in Canada, and likely Australia, and perhaps other Commonwealth countries with similar taxation and real estate laws. We have about 15 years left on a mortgage on our home that has increased in value over the past few years.

The basic plan is to leverage the equity in our home for downpayment. Then extend the amortization on our mortgage to enable us to borrow more while keeping our regular payments the same. That combination will be used to buy an investment property which we intend to rent.

We are now at the first part of our plan. Securing financing. We approached a mortgage broker to secure financing under these assumptions:

our regular mortgage payments (P&I) should remain the same

only our amortization period is extended to the maximum allowable

What we need to find out is:

how much of our equity can we use for downpayment on the investment property

how much can we borrow maximum

With this information, we know the upper limit of what we can afford. Once we get financing approved, we can start hunting for an investment property. Stay tuned for what happens next.

Dating while Schooling

Earlier this month, someone asked about dating while schooling on eGuidebook. And I thought, yes, that's a very pertinent subject to talk about here. If you're a high school or post-secondary student, it's very common for people such as yourself to be smitten while schooling. Natural instincts would urge you to act on that attraction.

If you haven't acted on those instincts yet, then I'll try to speak to the practical side of your brain. Dating is something that requires a lot of time and effort. The investments are temporal, physical and emotional - it will require you to make some sacrifices. You will notice an impact in your ability to perform in some aspect of your life. Your grades may take a hit. You may become distant from your family - become a poorer brother/sister/son/daughter. You may start distancing from your friends. Some combination of the above is going to happen - all of which are somewhat bridge-burning in nature.

So knowing that, if you're still prepared to date, you'll need to manage the change in order to minimize the impacts. Firstly, you have to be very disciplined in your studies. Your grades may take a small hit and still be ok, if you're particularly good student. But ensure that you still meet your own academic expectations. Your family needs to accustomed to the idea that they may see a change in you. So talk to them about what you want to do. They may not be receptive to it and you may need to give that some time and work on your persuasion. As for your close friends, you have to manage their expectations on your time as well.

On top of all this, you have to ensure that you manage the expectations of the person you're dating and also invest enough of yourself to meet or exceed those expectations. Otherwise, the relationship will not last. The pain of a broken relationship is quite intense - probably one of the most debilitating emotions you would have to face as a young person.

From a moral perspective, is it good or is it bad to date while schooling? It's neither. There are goods and bads to dating and not dating. It's a balancing act. If you believe that school is going to improve your ability to provide for your future family, then sacrificing your academics today will diminish your ability to contribute to your long term relationship in future.

Passion

"Passion" has been the faddy buzz word of the decade from my perspective. Lots of people asking "what's your passion?" Still others giving compliments like "he works with passion". And on Monday, I went to this "Passion World Tour". Trying to strike a chord with a buzz word you might think? I think so. I did enjoy it though. So what's with all this "passion" stuff?

I think maybe this is an insight into the hope of the generation in its prime now - the Gen X and Y's. Perhaps passion is really a statement about doing what you really like, experiencing, working in a field you really enjoy, or just being in your own element.

For me though, I find this word somewhat frustrating. Most of us can't spend our lives living out what we enjoy, working in a field that matches our element. It's just not possible. There are jobs out there that just aren't desirable jobs. Think about all those jobs you don't want to have. Can anyone really be that passionate about those? Yet someone needs to fill those roles. And given the need to feed our families, sometimes we just have to take what's available to us. Sometimes responsibility far outweighs our passion.

So as much as everyone wants to be "passionate" about something and do something about it, I think it's still ok even if you can't. If you are doing what it takes to support your family and those you love, that's passionate enough to care for others.

Bulgaria Bulgaria Bulgaria

For whatever reason a couple of Bulgarian stories were brought to my attention this past week, both of them amusing but awfully embarassing. The first one is about Valentina Hasan, who sang in a reality show in Bulgaria called "Music Idol". It's called "Ken Lee". Yeah. Singing about some Chinese dude, right? Have a look...

She's become kind of a celebrity in Bulgaria out of that. Good for her, I guess. She sure has a lot of chutzpah.

The next story comes from an Olympic qualifying tournament for women's ice-hockey. Here's the excerpt from Yahoo! news:

With more goals than minutes in the game, Slovakia’s women’s ice hockey team claimed an amazing 82-0 victory over Bulgaria in Olympic qualifying... Slovakia outshot the Bulgarians 139-0 during the 60-minute game, played in Latvia... Bulgaria was eliminated after scoring one goal and conceding 192 in the tournament.

That's 1.36 goals every minute! I don't know about you but I don't think this is a good show of sportsmanship. Stop at 10 or something. This is terrible.

Retrieving Data from a Dead Hard Drive

From personal experience, there seems to be a lot more faulty hard drives in the last 10 years as compared to the decade before that. In my hometown, to retrieve data forensically from a dead hard drive costs $600 if they don't have to modify the hard drive physically; double that, $1200, if they have to touch one screw on the drive. If forensics is required, the sky is the limit.

In the last 8 years alone, I must've purchased 15 hard drives and about a 3rd of them have kicked the bucket. Brand doesn't seem to make a difference, from what I can tell. No single brand is immune from this trend of increasing hard disk failures. So I tried to figure out, what is it that goes wrong with hard disks these days?

Well, the first type of problem is that files are lost although, perceivably, the drive still works. This usually occurs due to some form of data corruption (could be an OS problem, a disk controller issue, etc.). If this describes your situation, your data is actually quite easily recoverable. However, do not write anything to the disk, do not reformat your disk and do not repartition your disk. Once you write anything to the disk, be it new files, or formatting/partitioning information, that's when you stand to lose your data. There's various data recovery software you can buy that will retrieve this type of data loss. The one I use costs about $100 (diskinternals.com). Works pretty well. I've seen some freeware ones too but haven't tried them.

Then there's the proverbial hard disk "crash". Technically, this means the disk head touches the disk platter. If your disk does indeed crash, you will lose a significant amount of data, if not all of it permanently. But if you look at the specs of a typical hard drive today, most of them can take shocks of up to 3G. That's a lot of force. Dropping your laptop from your desk isn't going to generate 3Gs of force. So what gives?

Typically, we don't actually get a "crash" situation. What's more common is that, the circuit board on the hard drive is damaged (typically from power surges or fluctuations) or one of the motors in the hard drive is dead. I think the former is more common than the latter. You can easily tell if the motor is dead: you don't hear the usual drive spinning up or you don't hear the rattling and buzzing of the disk head's movement.

So how do those forensic data recovery guys fix it? Well, if you don't think you have a motor problem, then buy the exact same hard drive brand new and try to swap the circuit boards with your faulty drive. You'll likely need a torx screwdriver set to do this. Be careful not to damage any connectors to the motors and the drive heads. I have found that you not only need to get the same model hard drive but the same version of the firmware and the board. Hopefully, they are still in the market. If not, then the forensic guys are probably the only way to go.

If you have a motor problem... then you have a problem. You still need to buy an identical unit brand new. This time however, you have to swap the disk platters. This is apparently very risky as disk platters do not like dust, so I'm told. I've never personally done this but every thing I've read stresses that it has to be done in a dust free room. Although, after watching this guy's video, I'm not so sure about the whole dust-free thing.

Opened hard disk in operation

I'm not sure there even is such a room. So in this case, I would probably fork up the $1,200 and get those pros who have access to such a room (that is, if the data is worth that much to me). Here's a video on how the pros do it. Looks like some specialized plastic extraction kit is required.

How the pros remove the platters from the drive

So back to the "crash". When you have a real "crash", your drive typically makes a continuous grinding sound as the head scrapes the surface of the platter.

A Hard Drive "Crash"

The scraped platter is toast but the other platters may still be readable with forensics ($$$).

All this puts an exclamation point on why it's so important to back up your data in multiple places. A UPS (uninterruptable power supply) unit may be a worthwhile investment as they come with voltage regulation and surge protection (external drives are particularly vulnerable to power fluxes). Lastly, buy your hard drives in identical pairs or quads. The data you store is worth way more than storage device. So spend a little more up front and use the disk mirroring feature (RAID).

When the Going Gets Tough...

As a teen, you might not always see eye-to-eye with your parents. Sometimes, they force you to do mundane chores and boss you around just because you live in *their* house. Sometimes they won't let you go on that secret rendezvous with you-know-who. It can get pretty tense in the household and at times can feel like a pressure cooker with no release valve.

So I've titled this blog after the saying "When the going gets tough, the tough gets going..." That's because many young people today tend to walk out when things get a little heated at home. That's their release valve. So when the going gets tough, they get going (y'know... run away).

Although it is a release valve for household pressures, it isn't a very good one. It's early signs of an easy quitter. People who walk out a lot in their youth tend to develop the bad habit of running away from tense situations with the ones they love - the ones who love them. Fast forward a couple of decades and it could mean walking out on their own children. It's not a good habit to start.

So, try to find a different release valve. Pray. Talk to a sibling. Call a friend. Let the boil simmer down before reacting. Learn how to resolve conflicts rather than run away from them. It's easier while you're young.

NB: This doesn't really apply for those who are getting abused at home though. I'm just talking about simple arguments that culminate to become a major source of tension.

Valuable Skills

There are some skills that you can acquire while you're young that will save you tonnes of money as you live out your middle-class lifestyle. What are they? They're trades: electrical, plumbing, carpentry, and mechanics. If you ever get a chance to learn some basics in any or all of these things, take that opportunity.

Further down the road, you will eventually have your own place to live. It requires maintenance. You will also likely have your own vehicle. That requires maintenance too. Every hour of these handy things you can do for yourself will be an hour you won't have to pay a trades person to do. How much can you save? There are at least 3 things to prepare:

Objectives/Career Aspirations
Be prepared to say something about your short-term to mid-term goals and career aspirations. What kind of job are you looking for now? Why? What do you want to be in 3 to 5 years time? The short-term goals also intended to identify if the posting is a good fit for you. The mid-term to goals are intended to identify if you're stagnant in your career or still moving.

Strengths/Opportunities for Growth
Think of at least 3 strengths that you want to highlight that you think will be valuable for the job you're interviewing for. Think of how those strengths are an advantage in that particular job. Use every opportunity to stress on these strengths. Also think of 1 weakness (opportunity for growth), but do so strategically. Only pick a weakness that you're already working on to improve. Then stress about your improvement rather than the weakness. Ultimately, you want the interviewer to remember you as a candidate with a bunch of very pertinent strengths and no real weakness.

Execution
If you want to know how you look/sound as you present the above things you have prepared, stand in front of a mirror and talk about yourself. Interview yourself. Polish your execution as you deliver your messages.

Investing and Managing Wealth

Even for young people, it is important to start learning how to invest at an early age. There are many reasons for its importance. The trend of rising costs of living means that staying alive after your working days are through is going to be expensive - more expensive than today. Furthermore, the trend towards nuclear families means that the burden of your retirement will likely not be completely born by your children. Investing and wealth management is how you bridge the gap.

Sadly, this topic isn't something that everyone gets a chance to learn. Yet, it's something that everyone needs to know. When should you invest? As long as you have an income, you should be investing and managing your wealth. Do you have a part-time or full-time job? Do you have some extra money left from that interest free student loan? Have some allowance from your parents?

How do you do it? Everyone's got a slightly different situation, but I'll recommend a framework that you can use (assuming you live in Canada)

Long Term Investments
I'm assuming here that you're still in your teens or your early twenties. You have decades of your career ahead of you but you can start investing in your retirement. You can afford to have a higher risk tolerance than your comfort level when talking about long-term investments. Why? Because over the long term, almost all investment products has an upward trend. This investment doesn't have to be an RRSP. Unless you make more than $10K in taxable income, there's really no point to put this money into RRSPs. RRSPs are only good for reducing your tax burden at the cost of locking away your money in something not very accessible. There are many investment products for this: funds, stocks, bonds, etc. Do some research and find a comfortable product for you. Be aware of the service charges. Service charges can severely hamper your investments.

Short Term Investments
This is your rainy day savings - the portion of your savings that you cannot afford to lose. You should keep this in a guaranteed income investment like a savings account or a term deposit. Make sure this money is very liquid (i.e. you can draw from it anytime you're in trouble without penalties or losing interest).

Diversifying and Dollar Cost Averaging
For your long term investments, you should look to diversify your investments. This means investing into various different industries and/or markets. You should also take advantage of dollar cost averaging. This means that when you have a larger sum of money available, break it up into smaller amounts and invest it regularly over a period of time rather than one lump sum. These strategies reduce your risk for long term investments. Don't bother doing this for your short-term guaranteed income investments.

Proportions
How much of your income should you save? That depends on your budget. Please refer to my blog on budgeting to find out how much you can save.

How much should go into short term investments and how much should go into long term? While you're still young, you can put a larger portion of your savings into long term. Say, 90%. As you age and as your need for rainy day money grows, you should lower that percentage down.

Wedding Planning Gotchas

In spite of the countless number of resources for wedding planning, there always seem to be some nasty gotchas that still catch unsuspecting lovers unaware.

So even if you're following some kind of a wedding plan and you have all the logistics worked out, here are some things that can still come and haunt you.

The Head Table
Particularly if you're marrying into a different ethnicity, it's very important to understand the culture you're marrying into. What's worse, your partner might be as unaware as you are about his/her own culture if they are second generation immigrants. Make sure you clarify with your future in-laws what their expectations are of the seating plan at the head table.

The Seating Plan
I want my friends up front. No, my parents want my relatives up front. You get the idea. You never know what's important to which parties unless you ask. It's better to be aware of this ahead of time rather than publishing a seating plan and distributing it only to find that some parties aren't happy about it. Talk this through with your partner, your immediate family and your partner's immediate family before inking in your seating plan.

Zilla
This is just the most difficult to deal with. Your partner turns out to be a zilla who is anal about some details that ends up butting heads with you, your family, her family and your wallet. Best to manage your partner's expectations way up front... maybe even before getting engaged.

Wedding Day Management
On your wedding day, you will have too much on your mind to have to deal with details. Appoint some managers to handle the details and to manage the hiccups. Make sure all your volunteers know who to go to when in trouble.

Finances
Who pays for what? How do you split the cost or do you split it at all? Also, who takes the monetary gifts? How is it split? Is there a dowry? Make sure you discuss this up front as well.

Famous last words... Most of the gotchas come from poor expectation management. Make sure you discuss expectations with your partner, your future in-laws, and your parents. Do it early and do it often. People appreciate the fact that you're trying to think from their perspectives even if you cannot always accommodate them. Be willing to compromise. Don't hold too many things hard and fast. Pick your spots and stand firm on what's really important to you. Keep in mind that what will benefit you most in the long run is maintaining your family relationships on both sides.

Engagement Rings

So you think it's time to propose, eh? Well, the next step is to get a ring. What are the things that you should be thinking about when getting an engagement ring?

First off, Weddings are going to be expensive and engagement rings likewise. So it's a good idea to start saving up some dough. They say the guideline for the price of the engagement ring should be at least 2 months salary. So you need to save at least that much but you should save more. The rest can be put toward the wedding to come.

Next, you'll have to think about what kind of engagement ring to buy. Diamond rings are the most popular. However, it may not be within your budget. Regardless of whether it's a plain silver band or a diamond ring, you should put the effort into saving up for and buying something for your bride-to-be. That effort is a show of commitment. For most, the show of commitment, particularly in an engagement, shows that you're serious about your promise. Having said that, talk with your girl and ask her what type of ring she wants (they're normally reasonable) and try your best to do slightly more than expected - without breaking the bank, of course.

If you do end up looking for a diamond ring, educate yourself about the 3C's - cut, clarity and colour. There are plenty of resources online. Then go and look at a few diamonds to see what they look like. Pick the one that looks best to you within your budget. Of course, shop around and ask around for a good jeweler for quality and price.

Some women actually want to pick something out themselves. In that case, a token ring will do for the proposal and then, a trip to the jeweler that you've scoped out beforehand.

Lastly, give yourself time to prepare for the actual proposal. This again is another way to showcase your commitment to the cause. Any ounce of effort you put into the preparation for this won't go unnoticed.

Resume-Writing Tips

A resume is an important piece of communication for you to start or progress in your career. Think of it as a personification of yourself as a prospect for a job. For the hiring manager, the resume is their first impression of you.

Given that, it's really important to put your best foot forward in your resume. Here are some tips to help you get started.

Start with content. Leave your formatting to the end.
Resume templates with a lot of fancy formatting sometimes gets distracting when you're trying to paint a picture of yourself in words. So distracting, in fact, that you may end up with a fancy looking resume that actually gives a poor reflection of you. Focus on the key messages you want to deliver first. Add the splash later on.

Use Section Headings.
In a resume, it's good to have some section headings such as Education, Experience, Skills, Objectives, etc. Not only does it make the resume easier to read, it provides a framework for you to deliver your message as well.

Strongest Sections First.
Many ask whether to put Education ahead of Experience or Skills after Education. There really isn't a fixed template. For these 3 sections in particular, rank them. Which section gives the best impression of you? Put those sections in front of the others.

Volunteer and Values
For those starting out their careers, they often do not have much to put down for Experience. In that case, it is useful to put volunteer experiences down. This can be enhanced with some prose that reflect how the experience has instilled soft skills and/or values in you.

Highlights
It's a good idea to put an Highlights section up at the top of your resume. Pull out some of the highlights of your skills, experience, accomplishments. Limit it to 3 items or less. This allows the reader to see in a glance the best qualities about you. This is the section where you answer the question "what are the 3 reasons I should hire you over the other candidates?" If you're just starting out your career, these could be community and/or academic accomplishments.

Hope this helps you get started.

Small Groups

For today, I wanted to share a few positive experiences about small groups. When I say "Small Groups," I'm talking about a small group of people gathering to form something like a mini support community. Support groups have always been a very effective way to share ideas, to gain accountability and to support each other through rough times.

If support groups work for alcoholics and smokers trying to break a bad habit, then why not extend the concepts to the regular guy next door like you and me who do get into sticky situations every so often?

From experience with my own small support group, I have found great friendship and great support through my good and bad times. With my group, I never feel alone through any troubles and because the group is small enough, you don't forget one another and you remain accountable for each other's well being. Overall, I think the support group has helped me to remain on an even keel at all times. I am a better person as a result.

So for those who are thinking about being intentional in starting small support groups, I highly recommend it. Groups of upto 8 seem to be most effective.

Simple Budgeting for Youth in Debt

I've previously talked about things like how much you can borrow and what youth should do when they've borrowed too much. One of the step I mentioned before was to reduce your spending. To do that effectively, you need to plan your spending and follow through on your plan. This is called budgeting. There are several different budgeting methods described on the Internet but I will cover the one I have used to help some friends out of debt.

Step 1 - Calculate how much you make.
This is fairly simple. Find out your take home on each pay cheque (i.e. excluding the tax, CPP, or EI deductions). Multiply it by the number of times you get paid in a year. Don't forget to add your other sources of income, e.g. rental income. Also don't forget those odd income sources such as bonuses.

Step 2 - Calculate how much you spend annually.
Think about what you spend on. I normally organize my thoughts based on payment frequency. What are the things I pay annually? e.g. Car insurance. What are the things that I pay semi-annually? e.g. Property taxes. What are the things I pay bimonthly? e.g. Hydro. So and and so forth down to what I pay for weekly? e.g. Lunch, Coffee. Don't forget to add a miscellaneous expenses item.

Step 3 - Add your debt servicing into your annual spending.
If you have consolidated your debts already, you will know what amount you need to pay to service your debt on a monthly basis. Add this amount to your annual spending. If you haven't consolidated, go do that.

Step 4 - Balancing your budget.
Now you know how much you make in a year and how much you spend. Subtract your income from your expense. What's the difference? If the difference is positive, then the budget is done. If it's negative, then you have some work to do, so read on.

Divide your expenses into 2 categories: Must Have (Necessities) and Nice to Have (Luxuries). Your debt servicing is a Must Have, by the way. Then start taking away luxuries that you are willing to give up in order to service your debt. This is where your life style starts taking a hit. Keep chewing away at the luxuries until the difference between your income and expenses is positive. Then, you're done with the budget.

If you've given up all the luxuries and still come up in the red, you'll need to move on to step 5. Otherwise, skip to Step 6.

Step 5 - Calculate Your Assets
Take into stock all the major assets you have - everything that you can sell for some significant value that can be used to service your debt (real estate, vehicle, piano, etc.) . Sum this all up. Then try to rebalance your budget by selling off these major assets. Sell off more assets until the difference between your income + sold assets and expenses is positive.

Step 6 - Executing Your Budget
Once the difference is positive, you have budget - a plan on how to spend for the next year. Stick to your plan. Make sure you only spend on the things that are still in your expense budget. Make sure you sell the assets you said you were going to sell for at least the price you put in your budget. Make sure that you make at least as much as your income budget. Repeat this budgeting process every year until your debt is under control. Even if you've paid off your debt, you can easily convert that debt servicing amount into savings or investments. Those are topics for another day.

Now, if you've taken away all your luxuries and sold all your assets but the difference is still negative, you need to seek pardon for some or all of your debts. This is outside the scope of this blog but there are several debt/bankruptcy services available and you may even find some on the ads in the margin. You'll need to seek help from such professionals.

Your First Job

Going through high-school, I always admired those other kids that got part-time jobs. I never really had one during that era, though I did try a few times over the years. This became a source for discouragement for me. By the time I was in post secondary and really was thinking about the prospect of having to get a "real" job, it really scared the snot out of me. To add insult to injury, the fact that I had no work experience to put on my resume made me look like a loser on paper.

For those of you who in high-school or post-secondary and are contemplating getting a part-time job, I really commend you and encourage you to go for it. Doesn't matter if it's a paper route or flipping burgers or mopping floors. It will really help your confidence and your future prospects of starting your career. However, at this time, don't focus too much on your job. It's a stepping stone for the time being until you can build up enough education to get yourself a proper middle class job.

For those that can't seem to land that part-time job, don't fret. Look for opportunities to volunteer instead. Volunteering is a great way to build up your experience (which you can put on your resume) and also give back to your community. It's this community involvement part that's an extra icing on the resume cake.

Fortunately for me, co-op saved my bacon. So if you do find yourself in post-secondary in the same situation as I was, then do your best to get into co-op. Even if you did have a job in high school, it's still a good idea. There's no rush to finish school unless you are ready to take on the rest of your life. Landing a job is one of those important life skills.

Importance of Prayer

As a Christian, I pray on a daily basis. But without getting into theology, there are some real physical and spiritual benefits that people get from prayers.

Prayer has been cited as one of the best forms of stress-relief in several studies. Being able to talk things out has always been a good release valve for me. I get to share my highs and my lows with those I love. But when I'm alone, prayer is the way I get my release.

Prayer can also be a good way of encouraging others. When folks are down in the dumps, when I offer to pray for them, regardless of what their religious backgrounds/beliefs are, they usually accept my offer and look visibly encouraged that someone cares.

Practically speaking though, I find prayers to be most effective in the low points of my life. It's in those desperate prayers where I find true source of strength, hope, encouragement and inspiration. When things look more bleak than it had ever been before, a ray of light shines through. Life is like that. It has it's highs and it's lows. If it hadn't been for prayer, I'm not sure if I would've made it in as good a shape as I have or as far as I have thus far.

That's why I think prayers are important. Prayer has been really effective in my life and maybe it could work for others too.

Conflict Resolution

There will come a time when a relationship will face its share of conflicts. It's an unavoidable fact of life. Unresolved conflicts will stress the relationship and may even break it. If you value your relationship with your partner, put some thought into how you will resolve conflicts and discuss it openly so you both know what to expect.

A good starting point for discussion is the Conflict Resolution Style. Everyone seems to have their own particular way of communicating when they are upset. Some will tell it like it is while others will soak it all in and not bring it up. And when it comes to resolving the conflict, some can't sleep until the issue is resolved while others need to sleep on it.

Talk this through with your partners and understand how each other prefer to resolve conflicts. Your conflict resolution styles may not match at all. That's ok, though. At least you're now aware of the differences and are more receptive to compromise. So think of ways that both of you can compromise so that you both can feel secure and comfortable even in a conflict.

Dating & Relationships

Girl says, "Why are all men such jerks?"

Guy says, "All the good ones are already taken."

If this sounds like a familiar refrain, then that's exactly the type of sentiment I want to address in this column. No, I don't have a top 10 list of the best pickup lines or the 3 steps finding your soul mate. What I offer is a suggestion for a change in perspective...

Quips, like the ones I quoted earlier, suggest that there is a lack of good choices out there; hence, the tone of hopelessness. I'd like to suggest that perhaps the problem is not that there is a lack of good choices, but that you might be looking for the wrong person. Most people go with a "gut feel" or "chemistry" when it comes to picking potential partners.

Are you girls always looking for that popular guy with the charms and the suave? Not trying to over generalize it, but aren't those candidates to cause you heartache down the road? No wonder all guys seem like jerks.

And guys, are you always looking for eye candy and physical attraction? Aren't those the very candidates that will be taken since just about every young male wants that? No wonder all the so-called "good ones" seem to be taken.

Those seem to be really rudimentary, almost primal, selection models. Realistically though, are these really the types of people that will be good for you in a relationship? Perhaps it's time for a more thought-out selection process. Who are the types of people that will be good for you in a relationship? Write down a list. Be honest with yourself. Think long-term. Think realistically. Clarify in your mind what makes the best sense for a partner. Then maybe you'll start to see a whole new world of choices open to you.

The Stress of Success

Our parents usually encourage us to do our best or to be the best we can be. In either case, they are thinking for us out of love. Sometimes, this encouragement leads to expectation and expectation leads to pressure. Before you know it, you're forcing yourself to always achieve the results that you know your parents will be proud of, to the extent that you start to expect it of yourself. That's ok if you never miss the mark...

Quite a significant number of very gifted youth become so accustomed to achievement, success, and victory over a long period of time that when they finally don't meet their mark, it becomes a catastrophic failure. The disappointment is so vast that some have committed suicide.

So why does this happen? I'm not too sure but I think the original expectation was set by parents in most cases. Perhaps success brings so much positive reinforcement that it becomes the child's raison d'etre. Maybe there is such a thing as too much of a good thing.

So here are my tips for parents just based on observation. Although encouragement is good, I think it's equally important to assure your children that if they fail, it's not the end of the world and they can still recover. Maybe recognize effort more than results and help your child deal with setbacks rather than condemn them. After all, the people who succeed in life are those that are able to adapt to what life throws at them.

If you are a youth who feels the pressure of achievement, then maybe it's time to discuss this topic again with your parents. Be aware that failure is a learning experience. The only way to learn to cope with failure is to experience it. In future, there will come a time when you miss the mark and it's totally out of your control. Be prepared to adapt and recover from it.

Lastly, if you have just experienced the biggest disappointment of your life because you missed the mark, take a deep breath and a step back. It's time to count your blessings. Calm down. Pray. Then, think about how you can live with or recover from your setback.

Safe Transactions over the Internet

In this blog, we will focus on how to keep your data safe while it is traversing back and forth on the Internet. In today's world, your information is what defines your identity. Every company and public agency you deal with, knows you only because you have some kind of information on their records. On the Internet, stealing someone's information with the intent of impersonating that someone is akin to stealing his/her identity.

In the previous blog we talked about protecting data that's on your machine. This blog will cover how to protect data that's in transit on the Internet or stored remotely on another machine not belonging to you.

When shopping on the Internet, deal with vendors that do not store your credit card information. This means that you'll have to enter your credit card number each time you purchase - it's a small hassle to keep your data safe.

When making any kind of a transaction that pertains to private data (i.e. passwords, banking info, SIN, birthdates, phone numbers), make sure that the site address is using HTTPS (https://...) instead of just http. HTTPS means that the data in transit will be encrypted.

Never login to any application through a login form in an e-mail. This is a common strategy to steal your passwords.

If you store private information on your PC (photos of your credit cards, SIN card, or a password file), keep it in a password protected file (e.g. password protected ZIP file).

If you are using a wireless internet connection (WiFi), turn on data encryption so your data cannot be sniffed over the air. Consult your WiFi router/access point manual for how to turn this on.

Also use a MAC address filter. Consult your WiFi router/access point manual for how to use this.

If your data has already been compromised and your identity has been stolen:

Reimage your PC

Change all your passwords

Notify your creditors and suspend all your credit/debit cards

Notify Service Canada if your SIN has been stolen

Protecting Your Computer

This blog is about protecting your machine from unauthorized access and protecting your stored data for machines that are connected to the Internet.

Every machine has some kind of software on it that receives access requests from the Internet (called daemons) that put your machine and your data at risk. These come included in the Operating System you run (e.g. Windows, MacOS, Linux, etc.) Straight out of the box, you're already vulnerable. There are a few things you can do right away to mitigate these risks:

Use strong passwords for all your users. By strong passwords, we mean at least 7 characters long with a mix of upper case, lower case, symbols and numbers. Try to avoid using words - "admin", "hello" and "password" are terrible passwords.

Buy an Internet router with firewall capability. Firewall capabilities are available in just about any consumer Internet router you can buy. Please remember to change the password on the router - default passwords are usually the first things hacked.

Keep your operating system software updated with security patches. All the OS vendors find vulnerabilities with their software and continually patch them. It's best to keep up to date with those patches.

That's not all. There are other software that you install on your machine (knowingly or not) that include daemons. So here are some other things you should do to mitigate those risks:

Install an anti-virus software

Back up your data regularly.

Make sure you're installing software from reputable vendors. Usually, if their website has an address (not a PO box), a phone number, a board of directors, you're usually OK.

Update your installed software too with patches. Software you install could have daemons as well. That's why it's a good idea to patch these when updates are available.

After you've done all that, there is one weak link that could yet be exploited - the user themselves. Unethical netizens could deceive you to install malicious software on your machine.

Buy your software. I've mentioned this in the previous blog and there is good reason for this. If you don't have a legitimate license to run your software, you are probably using cracked software or running some kind of a cracker or key generator. Cracked software, crackers and key generators are usually malicious viruses. You would never have known as it was masked as something useful.

Be aware when something is being installed on your computer. When your browser asks you "Do you trust content from XYZ Inc?" it means that it is trying to install software on your machine. If you don't know what that's for, click on "No".

Do you open all those email attachments? MS Office documents, VBS, JS, HTML, WMV, can all hold tiny daemons in them. So don't open them unless you know what it is.

If your machine is completely compromised, your only hope left is to reimage your PC, i.e. reinstall everything from scratch. Best to install your PC while it's not connected to the Internet.

Dos and Don'ts on the Internet

In this blog, we discuss the best practices for users to stay safe on the Internet. All Internet users are the participants in a community of netizens. We can each potentially be either a hunter or a prey... neither are good. So at all times, we need to watch that we do not engage in activities that bring harm to others and at the same time protect ourselves from being victimized.

If we genuinely do not wish to harm others on the Internet, we should talk about Internet etiquette (aka. netiquette) . Here are some simple rules of thumb so don't harm others:

Don't attempt to hack/crack into machines that you are not authorized to have access to

Don't attempt to create virus', trojan horses, worms, spyware, etc.

Don't steal - be careful of this. Intellectual property is so often exchanged illegally without knowing. Identities can also be stolen - don't do this.

Don't forward group/chain emails that ask you to forward to at least x number of people or as many people as possible - ever wonder why sometimes email takes so long to get to you? This is largely why.

Don't send spam.

Here are other rules of thumb to not harm yourself:

Steer clear of hate literature/propaganda

Be careful of who you interact with on the Internet. Tell your family who you're talking to. Always make sure someone in your family knows if you're meeting an Internet friend for the first time. Better safe than sorry.

Be careful of online gambling. It tends to be habit-forming and doing it on borrowed money (like a credit card) is asking for trouble.

This isn't an exhaustive list but it's a starting point. If you can think of more codes of netiquette or how regular people can guard their own psyche to protect themselves from harm, please share in the comments section below.

Mortgages & Loans

Buying a home is one of the most important purchases in life. It is a very expensive proposition, so you're likely to have to look into taking out a mortgage to pay for your home. Borrowing vast sums of money is very threatening so this blog will give some guidelines on just how much you can afford so you don't lose too much sleep over it.

Firstly, you'll need to have an income. Once you have that, here are some guidelines:

The payments you make to pay off your debts in a year should not exceed 25% of your gross annual income. You can stretch this up to 31% but you'll have to sacrifice your standard of living.

You should pay off your loan before you retire, so best to use an amortization period that ends before your retirement. You can stretch your amortization to keep your payments low, but you will need to continually push towards higher incomes so you can pay off your loan quicker. Don't stretch if you don't want the added stress.

The total debt (i.e. how much you can borrow) will be based on the above 2 factors so it is largely dependent on your age and when you plan to retire. From my own experience, if you plan to work for the next 25 years, you can borrow up to roughly 3x - 3.5x your gross annual income.

Hopefully, these guidelines will help you manage your debt in a way that'll leave you some breathing room to sustain a decent lifestyle.

Paying for School

These days, post secondary education is extortionately expensive. With easily accessible student loans, one may think that schooling is easy to pay for. But alas, students graduate only to face an insurmountable loan. Yikes! After graduation is usually when you need money the most. That's when you can explore the world and live out your independence. Unfortunately, a big loan is going to set back your plans by many years. So here are some practical things you can do while at school to avoid this situation down the road.

Minimize Borrowing

Student loans are a valid payment option but minimize your use

Do your best to keep your student loans under 1/2 of your projected gross annual income of your first job (yes, start thinking about how much you can realistically make in that first job out of school)

Co-Operative Education (or some kind of paid internship program)

This is the single most valuable experience in my personal schooling

It helps pay off school (and other luxuries)

Provides work experience - prevents the proverbial catch-22 problem of experience/skills

Helps develop confidence, job interview skills & resume writing skills

Helps build professional networks

Work on Semester Breaks

If you take a semester break, get a job

Scholarships

Apply for scholarships if you think you might qualify

You'll never know if you'll get one unless you try

Spending

Students need to practice spending behaviours on a shoe-string budget

Pack your lunches as much as possible

Get that bus pass and whatever discounts available for students

Live at home with your parents if you can

Self Preservation while Schooling

Schooling is a busy time of life. Spending full days in lectures and classrooms is tiring. You go home exhausted yet still you push yourself to study, finish assignments, etc. One can easily lose oneself in the stressful demands and rigour of school. This blog covers some easy steps to help preserve your sanity through school:

Personal Time

Set aside one evening every week just for your self

For that one evening, don't do anything related to school

Do something you really enjoy

Make it regular and make it consistent

Quiet Time

Set aside some quiet time for reflection, meditation, and/or prayer

Preferably daily; however, I find that consistency is more important than frequency

Time Off

If you're feeling burnt out, take a semester off and take a temporary job or go on a vacation

Co-op/Internship semesters can help as well

Studying Effectively

Based on my own schooling I have grouped all my courses into 4 course types based on different study methods. I have compiled guidelines for each course type to help you study more effectively. This does not take away from the fact that hard work and dedication are still required.

Learning by Repetition
These generally are math or math-dependent courses. For myself, these are the hardest credits to earn because I suck at math. There are no shortcuts through the learning curve. Here are some tips:

do the practice questions after each class.

if you are weak in math, do more practice than the regular Joe. Ask more questions.

do not fall behind - it's impossible to catch up in a short 13-week semester.

avoid taking on a full course-load when taking a "Learn by Repetition" course, if possible.

In a semester, take at most ONE "Learn by Repetition" course.

Ask around about professors in advance. Get a reputable professor.

Learning by Memory
These are courses based on memorization, sometimes called "regurgitation" courses. For myself, they are moderately difficult credits as there are a few shortcuts available. So here are the tips:

Attend all lectures and know what the professor deems as "important". You don't want to bother memorizing something unimportant.

Buy a marked-up used text book. Choose the book carefully as books that are completely highlighted are useless. Study the mark-ups and don't bother reading the entire book.

Essay Courses
These are courses with long essays. The credits are easy in that it is nearly impossible to fail but equally hard to excel.

Essay-writing is time-consuming. Avoid taking more than 3 essay & repetition courses at the same time.

If possible, take essay-writing courses with similar themes simultaneously. This allows you to leverage the same research but DO NOT use the same essay twice.

Do not throw away your research notes if you still plan to take more essay courses. I found the same research comes in handy in many courses.

Proofread your essays at least twice. If you're weak in the language, have a friend help you.

Use the spell checker.

Remember, there are only 2 ways to fail an essay course: plagiarism and missing assignments. Don't do either of these. Plagiarism is particularly bad - that'll get you expelled from the post secondary world.

Cheat Sheet Courses
These are generally science or engineering courses that allow you to bring a "cheat sheet" to your exam. Be warned, though, cheat sheet almost always means incredibly long exams. If you solely rely on your cheat sheet, you will not finish the exam by a country mile.

When making the cheat sheet, take the time to study what's on your cheat sheet so you don't have to completely rely on it.

Memorize the topography of your cheat sheet so you do not have to hunt around.

Do not photocopy someone else's cheat sheet. For the above 2 reasons, you'll find that the cheat sheet is useless to you.

If you have found any other tips for studying, please feel free to comment.

Gaining Direction at School

Post secondary education is tough to get through. The courses are difficult, stress levels are high, and workloads are tremendous. This blog is about surviving post secondary education while finding success and meaning. It will be a 4 part series covering:

Gaining Direction - understanding why I'm at school

Effective Studying - tips & tricks for studying

Preserving My Sanity - controlling the stress

Paying for School - maintaining good financial status

Gaining direction for your post secondary education makes sense because it gives clarity as to why you're in school. To do this effectively, an objective-setting framework can be useful.

Start off with prayer. Tap into your spiritual side to seek direction from the divine.

Then, familiarize yourself with all the programs available and the graduation requirements by reading the Academic Calendar/Almanac. Know your academic options and understand the rules for your school. You need all this background information to make an informed decision.

Next, set your objectives. This often starts as a debate between your vision and those of your parents. It takes some negotiation. Figure out which of the following objectives are most important to you: Employment Potential vs Academic Interest vs Personal Strenghts. Once you know your objectives, you can make a proper academic selection to match.

At the end of each academic year, it's good to look back and do a pulse check to see if you're still on track with your academic program. Also check if your academic program still fulfills your objectives.

Buying Your First Vehicle

What's the difference between leasing vs. purchase financing? I hear this question asked a lot, especially for those getting their first new car from a dealership. So what is the difference... really?

Purchase Financing is taking out a loan for the purpose of buying a vehicle. You will be paying for the full price of the car plus interest. In this type of financing, the car is legally owned by you at the time of purchase (ownership doesn't mean much in a depreciating asset). At the end of the amortization period (i.e. when you pay off your loan), you can keep the car. The monthly payments are higher because you're borrowing more to pay the full price of the vehicle. Typically amortization periods (the length of time it takes to pay off the loan) is 7 years or less.

Lease Financing is an option usually only available for new cars where you pay for the use of a vehicle for a period of time (called the lease period). The amount paid is calculated by the depreciation on the car for that period of time plus interest (lease rate). Lease rates are lower and the monthly payments are lower. The typical lease period is 4 years or less. The car still belongs to the dealership for the whole time. At the end of the lease period, you have to return the car back to the dealership. You do have the option to buy the car at the end by paying what's left on the value of the car (i.e. initial purchase price - the depreciated amount). This is called the residual value.

Rule of thumb is if you're planning to change your vehicle often (every 2 - 4 years) and your vehicle is typically a luxury vehicle (over CAD$40k), leasing is likely cheaper for you. If you plan to drive your car into the ground, purchasing is better for you. Having said all that, if you really want the best deal on a vehicle, buy it used. Something within the 2 - 4 year-old range is my personal preference.

Youth in Debt by Free Credit Cards

So you just got your first credit card and now you finally can buy those gadgets and wizzbangs you always wanted. It's a great way to build credit history and the card's free too. Wow! Sounds like a great deal, right?

Well, sort of. I think there is one guideline to follow when using your credit cards. Make sure you can pay off the full balance at each billing cycle! Don't just pay the minimum. Never run a balance into the next billing cycle. If you don't have any income, don't use your credit card. Free credit cards charge crazy amounts of interest that adds up quickly.

If you're already in credit card trouble, then you need a plan to get that back in control. There are 3 ways to help reduce debt and none of them are easy. Best to stay out of trouble in the first place. Here are the steps:

consolidate your debts - move all your debts to one account with lower interest - maybe a personal creditor (mom and dad?) or a line of credit

increase income - get a job or get a raise

reduce spending - budget your spending, slash your luxuries, take the bus, ride the bike and please cancel the credit cards.

Hurt Feelings & Broken Hearts

People are feeling creatures. Feelings can drive one to do selfless acts and the same feelings could drive one to perform the most heinous crimes.

Once in a while, someone might hurt you emotionally. It happened to me. Hurt feelings will lead to sadness, grief, bitterness, resentment, anger, vengeance and a whole host of other emotions that could start you on a downward spiral. The problem is that the downward spiral of bad feelings just don't stop.

The cure is actually forgiveness. Learning to forgive solved all the issues of tumultuous emotions. Forgiving is not just about forgetting. It goes further than that. Forgiving is an active verb... something I have to do. Start by saying it out loud. "I forgive so-and-so" or "I don't have any ill feelings towards him/her regardless of what they've done to me". "Even if I remember what they've done, it doesn't bother me." Do whatever it takes to convince yourself. The acid test to forgiveness is being able to recount the events that hurt you without feeling hurt anymore. Do you harbour resentment and bitterness towards someone? Isn't it time that you stopped allowing them to persist those negative feelings in you? Take back your life. Forgive.

About e.Guidebook

This blog will be a dumping bin for some of my lessons learned.
